Privacy notice

Your garden enquiry, your details, your choices.

Last updated:

Who we are

Cobham Developers Ltd is responsible for the personal information collected through this website and its garden and land enquiry service.

For questions, requests or concerns about your information, email [email protected]. Precise Impact supports the technical administration of this website.

What we collect

When you send an enquiry, we collect the information you provide: your name, email address, phone number if supplied, the property's address and postcode, your connection to the property, the type of response you would like, and any message or other property details you include.

We also record leaflet or letter reference codes, campaign information and advertising click identifiers passed in the page URL (including Google, Facebook and LinkedIn attribution), the time of your enquiry, the privacy notice linked from the form and its version where known, and your separate choices about email and text updates. If you contact us again, we may keep correspondence, enquiry stages and follow-up notes with your customer record.

Our hosting and security providers process technical information such as IP addresses, browser details and request logs to deliver and protect the website. Please avoid sending sensitive personal information, identity documents, financial account details or unnecessary information about other people in the enquiry form.

How we use your information

We use your details to review your enquiry, assess the property information you provide, arrange the review, call or webinar you request, and keep track of our conversations. Submitting the form does not commit you to a sale, a paid service or a development agreement.

For these activities, we rely on our legitimate interests in responding to people who contact us, assessing potential garden and land opportunities, and managing those enquiries. If you ask us to take steps towards an agreement with you, we may also use information as necessary to take those steps before entering a contract.

We use necessary technical information to keep the service secure and prevent abuse, relying on our legitimate interests in protecting the website and the people using it. We may also retain or disclose information where needed to meet a legal obligation or establish, exercise or defend legal claims.

We use campaign references and advertising click identifiers to connect an enquiry to its campaign and understand which advertising leads to enquiries. We rely on our legitimate interests in measuring and improving our marketing. These supplied parameters are not independent proof of an advertising conversion.

Optional marketing updates

We rely on your consent to send the optional email or text marketing updates offered on the form. These choices are separate, are not selected for you, and are not a condition of receiving a response to your enquiry. A requested reply, review arrangement or webinar confirmation is separate from these optional updates.

You can withdraw marketing consent at any time by emailing [email protected], using an unsubscribe link where provided, or following the opt-out instructions in a text. Withdrawal does not affect earlier processing based on consent.

Who can receive your information

Access is limited to people who need it to handle your enquiry or support the service, including authorised Cobham users and technical support working on our behalf. We do not sell enquiry records to third parties.

  • Railway provides application hosting and database infrastructure for our enquiry records.
  • Cloudflare provides network delivery and website security services.
  • AutomagicalCRM (GoHighLevel) may be used to manage enquiries and contact details when that integration or its embedded form is enabled. Native website enquiries are first saved in Cobham's enquiry system; contact details and campaign attribution are sent to the connected CRM when configured, with failed deliveries retained for retry.

Where a property enquiry progresses, we may need to involve professional advisers or relevant service providers. We will explain material further uses or sharing as the enquiry develops. We may disclose information where the law requires it.

International processing

Our service providers may process information outside the UK, including in the European Economic Area and the United States. Where UK data protection law requires safeguards for a transfer, we use an applicable adequacy arrangement or appropriate contractual safeguards. You can contact us for information about the safeguards relevant to your enquiry.

How long we keep it

Our retention period for unsuccessful or inactive enquiries is 24 months after the last meaningful contact. We review these records for deletion or anonymisation when that period ends.

Active property negotiations, agreements and related records may need a different retention period, for example to complete a transaction, meet legal requirements or deal with a dispute. We keep only what remains necessary for those purposes. Technical security logs are kept separately according to the operational needs of the service and its providers.

If you opt out of marketing, we may keep a minimal suppression record so that we can continue to respect that choice.

Cookies and campaign links

The native enquiry page does not use advertising pixels or analytics cookies. Campaign and leaflet references included in a link may be saved with an enquiry so we can understand where it came from.

Necessary cookies may be used for administrator sign-in and security. If an AutomagicalCRM embedded form is enabled, its provider may also process technical information and use cookies needed for that form. Additional advertising or analytics tools will require a review of this notice and any applicable consent choices before they are introduced.

Your rights and choices

Depending on the circumstances, you can ask to access your personal information, correct inaccurate information, erase information, restrict its use, or receive information in a portable format. You can object to processing based on legitimate interests and you have an absolute right to object to direct marketing.

Where we rely on consent, you can withdraw it. Some rights depend on the reason we use the information, and we may need to keep records to meet legal obligations or handle legal claims. We may ask for proportionate information to confirm your identity before acting on a request.

Email [email protected] to exercise your rights or raise a concern. You can also complain to the Information Commissioner's Office (ICO), the UK's data protection regulator.

People review your enquiry

We do not use this form to make solely automated decisions with legal or similarly significant effects on you. The free desktop review and any discussion about your property's suitability involve people.

Changes to this notice

We may update this notice as the service develops. The date at the top identifies the current version. If a material change affects how we use information already collected, we will provide further information where required.
