Could yours be suitable?

If not, we're probably not the right fit, and we'd rather tell you now. Flats, terraces and small town gardens rarely work.

  • You own a home on the edge of a village or small town around Stratford-upon-Avon.
  • Your garden is wide at the side, long at the back, or wraps round a corner.
  • A car could reach that part of the garden without going through your house.
  • You'd still keep a good garden and parking for your own home.

A note from Simon

Some of the best places for a new home around here aren't fields. They're the far end of a garden that has grown too big to enjoy, or a side plot nobody has used in years.

I'd rather tell you straight away if your garden won't work than waste your time. If it might, we'll explain every option, from a simple sale to working on the project together, and you'll have time to take your own advice before agreeing to anything.

A first look, then a decision

  1. 1

    You send your address

Share your property address and how to reach you. A leaflet or letter reference tells us which campaign you saw.

  2. 2

We study the plot from our desks

Simon looks at access, space, neighbours and local planning decisions. No visit, no cost.

  3. 3

    We tell you honestly

We explain whether it is worth exploring, and which routes could fit. You decide whether to go further.

Choose how to work together

A straightforward sale or a project together? The right route depends on your plot and what you want from it. Costs, responsibilities and timings need agreeing before you commit.

Sale

We buy the land as it is.

Sale subject to planning

We buy once permission is granted.

Option

You agree to sell later while we work on planning.

Planning uplift share

We share the increase in value planning brings.

Joint venture

We do the project together and share the outcome.

Questions owners ask us

Is the first review really free?

Yes. The initial desktop review costs nothing and does not commit you to a sale, a visit or a planning application. It is a first look at suitability, not a valuation or planning approval.

Do I need planning permission already?

No. You can ask us to look before applying for anything. Planning potential is one of the things we consider, but permission is never guaranteed.

Will my neighbours find out?

The initial review is private. Nothing is submitted without your agreement. If you later choose to pursue planning permission, the application will normally be public and neighbours may be consulted.

What about my own garden and privacy?

A possible new plot needs to work alongside the home you keep. Access, parking, garden space, overlooking and the effect on neighbouring homes all need considering. A large garden on its own is not enough.

Do I have to sell?

No. You can stop after the review. If the plot looks promising, we can explain a sale and the other ways of working together, leaving you time to take independent advice.

Who pays if we go further?

That depends on the route and the agreement. Planning costs, legal costs, responsibilities and what happens if permission is refused need to be explained and agreed before you commit.

Can you tell me what the land is worth?

A figure without understanding the plot can be misleading. Access, planning prospects, the home you retain and development costs all matter. The free first review starts with whether the opportunity is worth exploring.
